Winchester College Masterplan
ArchitecturePLB has advised Winchester College both at a strategic level and in delivering specific academic and residential projects for over 20 years. During this time we have achieved 100% success in securing planning consents in areas of great sensitivity, including listed buildings and other projects within the central Winchester Conservation Area.
Most recently, we were commissioned in early 2013 to carry out a detailed masterplan and options appraisal for the southern half of the college campus. This built on a previous Campus Development Plan carried out some years ago in which we sought to rationalise the existing accommodation and to identify specific areas of the campus for expansion and development. Involving detailed dialogue with the local planning authority, the earlier document also acted as a framework for development within which the College could progress individual schemes in confidence.
The new masterplan sought to update and develop the southern part of the campus development plan in greater detail. The area for study included a number of existing buildings as well as development areas identified in the earlier report. As such it sought to address:
− Management and condition of existing stock, including replacement.
− Better organisation and rationalisation of teaching facilities.
− Identifying synergies between activities to support cross-curricular working.
− Balancing conservation and heritage requirements against current and future needs.
− Developing a campus-wide maintenance and servicing strategy.
− Developing a long-term renewable energy strategy to mitigate energy cost risks.
Our first task was to engage with a range of stakeholders to assess future requirements for teaching, staff and support services and to compare these with existing provision in order to identify development requirements. This resulted in a number of alternative options for sequential development which were systematically appraised to identify a preferred solution.
Previous projects carried out for the College over many years include:
− New Science school
− Planning consent for a new Boarding House
− Feasibility scheme for a new indoor sports building
− New staff housing (two projects)
