Sorbus House

Sorbus House is a 100% affordable housing scheme for Abri, a long-standing repeat client. The 38-apartment building is located in an area of Wokingham that is in transition from light industrial and employment to residential; this new build scheme makes use of a brownfield island site following the previous demolition of a low-grade employment building. The new housing provision aligns to the local housing need, including a number of wheelchair accessible units.

Focussing on smaller 1 and 2 bedroom apartments, all designed to Nationally Described Space Standards, the plan was arranged to provide dual aspect accommodation, despite the building’s east-west orientation. Every apartment has a generous balcony or roof terrace ensuring residents have a usable area of external amenity space. A simple plan ensures entrance points are clear and obvious with a robust approach to the use of defensible space which ensures that privacy is maintained, even to ground floor accommodation.

Externally, the simple palette of materials uses two tones of brickwork to create a rhythm of bays into which balconies are recessed, with the top floor further set back and given distinction with a cementitious cladding panel. This combination of materials and bays creates articulation and gives interest to the façade and roofline of what is otherwise a simple rectangular building. The scheme completed in September 2024, with residents moving in over October.
