Copenhagen Place

Copenhagen Place is a Local Authority led infill scheme focused on the provision of family homes and community facilities within a dense city centre context. The proposals comprise the demolition of garages and the development of 16 residential units that range in size from 1 to 4 bedrooms and a ground floor community centre. The proposal to build on this land is part of a wider programme being undertaken by the Council in response to a severe shortage of affordable homes for rent for local people.

Half of the accommodation is proposed as 3 or 4 bedroom family accommodation as this represents the highest local need. New external amenity space was also provided in the form of a children’s place space, accessible to all local residents, which also opened up a view across the site to an adjacent canal.

The tight urban site demanded the careful consideration of neighbouring amenity with separation distances and impact on daylight and sunlight being key considerations. Several massing models were produced and tested to ascertain the optimum size and scale of building.

The building was therefore ‘all-sided’, with the core and service spaces brought deep into the plan. Larger units tend to require separate kitchens and living / dining rooms to allow families to use space for different functions at the same time.
