Bay House and Barn Close
Two projects providing a mix of affordable rent and shared ownership homes for Silva Homes in Bracknell. Bay House involves the replacement of an existing block of bedsit accommodation with a new 6 storey building providing 32 apartments. Barn Close replaces two 1960s prefabricated residential units which have reached the end of their life with 25 new units.
The projects are part of a programme of development by Silva Homes which is increasingly lead by low carbon ambitions. Both schemes are designed to be Certified Passivhaus projects for which ArchitecturePLB are Architect and Passivhaus Designer.


At Bay House the site orientation meant that overheating was risk factor, however this has been used to enhance the building's architectural design. Careful arrangement of windows, external shading and crossventilation are proposed as cost effective, practical responses which are robust and easy to use by residents.
The schemes are closely located however the massing, materials and composition have been designed to respond to the specific urban context of each. Flood risk was a constraint for both sites, both schemes are designed to meet detailed flood risk mitigation requirements. At Barn Close, a lower rise scheme is proposed and here generous balconies provide amenity space as well as solar shading again allowing the energy response to inform the architecture.
